Why Requity
Requity is headquartered at 401 E Jackson St in downtown Tampa, and Requity Group owns and operates real estate in Florida. Your deal is reviewed by people who know Florida's markets, permitting and insurance, and you can reach them directly at 813.338.1000.
Your whole renovation budget is funded. Request a draw when a phase is done, a third-party inspector confirms the work, and funds are wired within 2-3 business days. Your contractor stays on schedule because your money does.
Bank-owned listings, auctions and off-market deals go to the buyer who can close. We issue term sheets in 24 hours and close in as fast as 72 hours from a signed term sheet.
Two Programs
The same two programs we offer nationally. Experienced flippers get our best pricing; newer investors get the same 100% rehab funding with no minimum credit score.
Your loan is the lowest of the purchase, cost and ARV limits. Loans carry a 4-month minimum of interest. All loans are subject to underwriting approval. Rates, terms, and fees vary based on property type, loan-to-value ratio, borrower experience, and market conditions. Requity Lending is a commercial bridge lender; we do not offer consumer residential mortgages. Contact us for a customized quote.
Local Knowledge
Florida flips have costs and rules you will not find in most other states. These are the ones we see change a deal's numbers most often.
Florida charges documentary stamp tax on the note at $0.35 per $100 of the loan amount, plus a one-time intangible tax of 0.2% of the loan. On a $263,500 loan that is $922.25 in note stamps and $527 in intangible tax, paid at closing. The deed carries its own stamp tax of $0.70 per $100 of the price in most counties (Miami-Dade has different rates), and who pays it is set by your contract.
You will need a builder's risk or vacant dwelling policy while the house is under renovation. When you sell, your buyer's insurer will often ask for a 4-point inspection on an older home and a wind mitigation report, and roof age drives both price and availability. Budgeting for a new roof, updated electrical panel, plumbing or HVAC can be what makes the finished house insurable, and sellable.
If the property sits in a FEMA Special Flood Hazard Area and your renovation costs 50% or more of the building's market value, the local floodplain manager can treat it as a substantial improvement. That means the whole house must be brought up to current flood standards, which can include elevating it. Check the flood zone and the building's value before you finalize your scope of work.
Florida's owner-builder exemption is meant for owners improving a home for their own use. It does not cover a house you plan to sell or rent, and selling within a year of completion creates a presumption that the work was done for sale. Use licensed contractors for structural, roofing, electrical, plumbing and HVAC work, and pull permits so your buyer's inspector and lender do not find surprises.
Most improvement jobs over $2,500 need a recorded Notice of Commencement before work starts. Under Florida's construction lien law, unpaid contractors and suppliers can lien the property, so collect a lien release with every payment. Our draw process is built around the same idea: work is inspected before funds are released.
Hurricane season runs from June 1 to November 30. Plan roof and exterior work early in the project, keep the site secured, and know that insurers usually stop binding new policies while a named storm threatens your area, which can delay a closing.
How It Works
01
Share the address, purchase price, scope of work and your ARV estimate. You get a term sheet within 24 hours, with no credit pull.
02
We order the valuation and work with your Florida title company or closing attorney. Bring your LLC documents and a line-item rehab budget.
03
Most residential bridge deals close within 72 hours to 14 business days from a signed term sheet, depending on title and the valuation.
04
Request draws as phases are finished. When the house sells, the loan is paid off at closing. No exit fee.

Yes. We lend statewide, including Tampa Bay, Orlando, Jacksonville, South Florida, Southwest Florida, Sarasota and Bradenton, Lakeland, Ocala and the Panhandle. Every deal is underwritten on the local market, comparable sales and the renovation plan.
Rates are 10% fixed and interest-only on our Premier program and 12% on Balance Sheet, with 2 origination points ($4,000 minimum) and no exit fee. Florida adds two loan taxes at closing: documentary stamp tax on the note ($0.35 per $100 of the loan) and intangible tax (0.2% of the loan).
We fund 100% of the rehab, but the loan is capped at 85% of your total project cost, so plan on at least 15% of the project cost plus points and closing costs, including Florida's note stamps and intangible tax. If 70% of the after-repair value is lower than the cost limit, you will need more. Our fix and flip calculator shows your cash to close.
No. Our Balance Sheet program is open to first-time flippers and has no minimum credit score. Investors with 3 or more flips in the last 24 months and a 650+ credit score qualify for Premier pricing. We do not pull credit to issue a term sheet.
Yes. We lend to LLCs and corporations, not individuals. If your entity was formed in another state, it will generally need to register with the Florida Division of Corporations (Sunbiz) as a foreign entity. We confirm this before closing.
Usually not. Florida's owner-builder exemption covers owners improving a home for their own use, not one they plan to sell or rent. Licensed contractors and permits protect your sale, and our draw inspections check the work against your approved scope.
Yes. Flood zones are common across Florida and are not a deal breaker. Expect flood insurance to be required when the property is in a FEMA Special Flood Hazard Area, and check the 50% substantial improvement rule before you finalize a large renovation.
Yes, on warrantable condominiums and townhomes. For condos, review the association's finances closely: Florida's condo safety laws passed after the 2021 Surfside collapse require structural inspections and funded reserves for many older buildings, which has led to large special assessments.
We close in as fast as 72 hours from a signed term sheet. Most residential bridge deals close within 72 hours to 14 business days, depending on title work and the valuation.
