Why Requity

Rental financing from Florida owners

Based in Tampa

Requity is headquartered in downtown Tampa, and Requity Group owns and operates real estate in Florida. We underwrite your rental knowing what Florida insurance, taxes and association rules do to cash flow.

Flip it, then keep it

Many Florida investors buy with a fix and flip loan, renovate, place a tenant and refinance into a DSCR loan. We make both loans, so the refinance can be planned from the day you buy.

Vacation rentals welcome

For short-term rentals, we can qualify the property on market long-term rent or on its trailing 12-month short-term rental income, whichever better reflects its cash flow.

Local Knowledge

What moves your DSCR in Florida

DSCR is the property's rent divided by its full monthly payment: principal, interest, taxes, insurance and association dues (PITIA). In Florida, the last three often decide whether a rental qualifies.

Insurance is the swing factor

Hazard, wind and flood insurance can cost more in Florida than in most states, and every dollar goes into the denominator. On a home renting for $2,600 a month with a $2,200 payment, the DSCR is 1.18. Add $250 a month of insurance and it drops to 1.06. Get an insurance quote before you make an offer, and ask for a wind mitigation inspection: Florida insurers must offer discounts for qualifying wind-resistant features.

Property taxes reset when you buy

Rentals do not get Florida's homestead exemption. Non-homestead properties have a 10% annual cap on assessed value increases for most taxes, but the assessment resets to market value after a sale. Underwrite taxes on your purchase price, not the seller's current tax bill.

Vacation rentals: licensing, taxes and local rules

Florida vacation rentals must be licensed with the Department of Business and Professional Regulation and collect state sales tax and local tourist development tax on stays. State law limits how far cities can restrict vacation rentals, but many counties and cities require local registration, and condo or HOA rules can prohibit short-term stays. Confirm all three before you buy.

Condo and HOA dues

Association dues are part of PITIA. Florida's condo safety laws passed after the 2021 Surfside collapse require structural inspections and funded reserves for many older buildings, which has raised dues and led to special assessments. Review the association's budget, reserves and recent inspections before you buy a condo rental.

How It Works

Getting a Florida DSCR loan

01

Send the property

Share the address, value, rent or lease, and your taxes, insurance and HOA. We tell you where your DSCR lands and send terms, with no credit pull.

02

Appraisal with market rent

The appraisal confirms the value and the market rent. For vacation rentals, bring 12 months of booking history if you want us to use short-term income.

03

Close in your LLC

Loans close in the name of your LLC or corporation. No tax returns, W-2s or paystubs.

04

Hold and grow

Fixed and adjustable options with terms up to 40 years, interest-only options on select programs, and prepayment structures from 12 to 60 months.

FAQ

Florida DSCR loan FAQ

Don't see your question? Call 813.338.1000 or email contact@requitygroup.com.

Do you make DSCR loans everywhere in Florida?

Yes. We lend statewide, including Tampa Bay, Orlando, Jacksonville, South Florida, Southwest Florida, Sarasota and Bradenton, Lakeland, Ocala and the Panhandle.

Can I use a DSCR loan for a Florida vacation rental?

Yes. We can calculate DSCR on the market long-term rent or on the trailing 12-month short-term rental income, whichever better reflects the property's cash flow. The rental needs to be operated legally: licensed with the state, collecting the required taxes and allowed by local and association rules.

What DSCR do I need to qualify?

We generally require a DSCR of at least 1.0, meaning the rent covers the full monthly payment. Ratios of 1.20 and above typically unlock better rates and higher leverage. Properties below 1.0 may still qualify with compensating factors such as a lower LTV or strong credit.

Do I need to show tax returns or income?

No. There are no tax returns, W-2s, paystubs or debt-to-income calculations. Qualification is based on the property's rent compared with its monthly payment.

How do Florida property taxes affect my DSCR?

Taxes are part of the monthly payment, so they lower your DSCR. Because a Florida property's assessment resets after a sale, use the taxes you expect to pay at your purchase price, not the seller's bill. Our DSCR calculator lets you test different tax and insurance numbers.

Can I refinance my Florida flip into a DSCR loan?

Yes. Once the renovation is done and a tenant is in place, you can refinance out of your fix and flip loan into a long-term DSCR loan. Because we make both loans, we can plan the refinance from the start.

Do you lend on Florida condos?

Yes, condos and townhomes are eligible. Association dues count in your DSCR, so review the building's reserves, recent structural inspections and any special assessments before you buy.

Can I do a cash-out refinance on a Florida rental?

Yes. DSCR loans are available for purchases, rate-and-term refinances and cash-out refinances. The maximum cash-out depends on the property type and its DSCR.
