Every number updates as you type. The loan follows our current fix and flip programs, so the result is close to what your term sheet will show.

How It Works

How we size a fix and flip loan

Your loan is the lowest of three limits. The calculator works out all three and tells you which one sets your loan.

Purchase price plus rehab

We lend up to 90% of the purchase price on our Premier program (85% on Balance Sheet), plus 100% of the approved rehab budget, released through draws as work is completed.

Total project cost (LTC)

The loan cannot exceed 85% of your total project cost, which is the purchase price plus the rehab budget. This is why you bring at least 15% of the project cost.

After-repair value (ARV)

The loan also cannot exceed 70% of the after-repair value. On deals with thin margins, this limit is usually the one that applies.

What it costs

Rates from 10% fixed on Premier and 12% on Balance Sheet, interest-only and charged only on funds you have drawn. 2 origination points ($4,000 minimum), no exit fee, and a 4-month minimum of interest.

Premier: 3+ flips in the last 24 months and 650+ credit

Balance Sheet: first-time and newer flippers, no minimum credit score

ARV

How to estimate after-repair value

ARV drives both your profit and your loan, so it is the number to get right. Lenders and appraisers estimate it from recent sales of comparable renovated homes.

Pull the right comps

Find 3 to 6 homes sold in the last 6 months, close to the subject property, with similar square footage, bedrooms, bathrooms, age and lot size. Use homes that sold in the renovated condition you plan to deliver, not as-is sales.

Work from price per square foot

Divide each comp's sale price by its living area, take the middle of the range, and multiply by your property's square footage. Then adjust for real differences such as a garage, pool, extra bathroom or busier street.

Stress-test it

Run the calculator again at a lower ARV. If a 5% to 10% lower sale price wipes out your profit, the deal is too tight. Our underwriters review your comps as part of every term sheet.

What is the 70% rule in house flipping?

The 70% rule says your purchase price plus renovation costs should not exceed 70% of the after-repair value. On a $430,000 ARV with a $60,000 rehab, the rule puts your maximum offer at $241,000. It leaves room for financing, holding, closing and selling costs plus a profit. The calculator shows your maximum offer under the rule.

How is interest calculated on a fix and flip loan?

Our fix and flip loans are interest-only, and interest is charged only on funds you have drawn. The amount advanced at closing accrues interest from day one, while rehab funds start accruing when each draw is released. The calculator assumes draws are spread evenly over your hold and applies our 4-month minimum of interest.

How much cash do I need to flip a house?

With our loans, plan on at least 15% of the total project cost, plus origination points and closing costs. If 70% of the ARV is lower than 85% of your total cost, you will need more. You also pay interest monthly during the project, so keep reserves for interest and cost overruns.

How much profit should a flip make?

There is no single number, but many investors look for a profit of at least 10% to 20% of the sale price after every cost, so the deal survives a lower sale price or a longer hold. Use the calculator to check what happens if the ARV comes in 5% to 10% lower than you expect.

Are these results a loan offer?

No. The calculator is an estimate based on our current published terms. Your actual loan depends on underwriting, the valuation and your experience. Send us the deal and you will have a term sheet within 24 hours, with no credit pull.

Do you lend in every state?

We lend in every state except California, Alaska and Hawaii.
