Why Requity
We are headquartered in Tampa, and Requity Group owns and operates real estate in Florida. Your deal is reviewed by people who know Florida's title, permitting and insurance rules, including South Florida's stricter building code.
Loans from $100K to $2M cover most South Florida single-family and small multi-unit flips, with 100% of the rehab funded through draws.
Good South Florida deals move quickly. We issue term sheets in 24 hours and close in as fast as 72 hours from a signed term sheet.
What We Fund
Short-term, asset-based loans for investors buying with an LLC or corporation. We do not make consumer or owner-occupied loans.
Up to 85% of your total project cost and 100% of the rehab through draws, 12-month terms, no exit fee.
Land and vertical construction in one loan, from spec homes to small multifamily, with draws released as milestones are finished.
30 and 40-year rental loans qualified on the property's rent, not your income, for investors who want to hold or refinance out of a flip.
A-B purchase capital for wholesalers doing double closings, so you can close and resell on the same day.
Two Programs
The same two programs we offer nationally. Experienced flippers get our best pricing; newer investors get the same 100% rehab funding with no minimum credit score.
Your loan is the lowest of the purchase, cost and ARV limits. Loans carry a 4-month minimum of interest. All loans are subject to underwriting approval. Rates, terms, and fees vary based on property type, loan-to-value ratio, borrower experience, and market conditions. Requity Lending is a commercial bridge lender; we do not offer consumer residential mortgages. Contact us for a customized quote.
Local Knowledge
Miami-Dade and Broward have rules you will not find anywhere else in Florida. These are the ones that change a deal's numbers most often.
Miami-Dade and Broward are in the Florida Building Code's High-Velocity Hurricane Zone. Roofing, windows and doors must carry the approvals required there, usually a Miami-Dade Notice of Acceptance, and impact-rated openings cost more than standard ones. Price them into your budget from the first bid.
Miami-Dade charges deed stamps at $0.60 per $100 of the price, not the $0.70 used in the rest of Florida. A sale of anything other than a single-family home, such as a duplex, adds a $0.45 surtax. Note stamps on your loan ($0.35 per $100) and intangible tax (0.2%) are the same as everywhere in Florida.
Miami-Dade has dozens of cities, and most run their own building department, so permit rules and review times change from Hialeah to Miami Gardens to unincorporated Miami-Dade. Broward works the same way. Confirm the jurisdiction before you sign a contractor.
Florida's condo safety laws require milestone structural inspections and funded reserves for many older buildings, which has led to large special assessments. Much of South Florida is also in a FEMA flood zone, so check flood insurance cost and the 50% substantial improvement rule before a big renovation.
How It Works
01
Share the address, purchase price, scope of work and your ARV estimate. You get a term sheet within 24 hours, with no credit pull.
02
We order the valuation and work with your Florida title company or closing attorney. Bring your LLC documents and a line-item rehab budget.
03
Most residential bridge deals close within 72 hours to 14 business days from a signed term sheet, depending on title and the valuation.
04
Request draws as phases are finished. When the house sells, the loan is paid off at closing. No exit fee.

Yes. Requity Lending is a direct private lender based in Tampa that lends throughout South Florida. We make short-term, asset-based loans to investors for fix and flip, new construction, transactional and bridge deals, and we make long-term DSCR rental loans when you are ready to hold.
Miami-Dade, Broward and Palm Beach counties, including Miami, Hialeah, Miami Gardens, North Miami, Homestead, Fort Lauderdale, Hollywood, Pembroke Pines, Pompano Beach and West Palm Beach, and the rest of Florida.
Fix and flip rates are 10% fixed and interest-only on our Premier program and from 12% on Balance Sheet, with 2 origination points ($4,000 minimum) and no exit fee. Florida adds documentary stamp tax on the note ($0.35 per $100 of the loan) and intangible tax (0.2% of the loan) at closing.
Yes, on warrantable condominiums and townhomes. We review the association's finances, milestone inspection status and reserves, because a large special assessment can wipe out a flip's profit.
We lend to LLCs and corporations, not individuals. An entity formed outside Florida generally needs to register with the Florida Division of Corporations (Sunbiz) as a foreign entity, which we confirm before closing. Ask us about your situation and we will tell you upfront if we can help.
As fast as 72 hours from a signed term sheet. Most residential deals close within 72 hours to 14 business days, depending on title work and the valuation.
